<description>YOUNIQ AG, market leader for student housing in Germany, is transferring its properties in Karlsruhe (370 units) and Greifswald (176 units) to the "MPC Deutschland 11" closed-end property fund with effect as of March 1, 2012. YOUNIQ is generating EUR 36.6 million of gross sales proceeds from this transaction, which are to be invested directly in the further expansion of its core "Student Housing" business. The cooperation between YOUNIQ AG and the MPC Capital AG issuing house was the subject of an agreement concluded in July 2011. The first fund that the two companies have launched reports a volume of around EUR 63 million. MPC Capital is responsible for the structuring and marketing of the funds as part of the cooperation, while YOUNIQ handles the project management, construction and management of the high-quality student apartments. Rainer Nonnengässer, CEO of YOUNIQ AG, comments as follows: "We are glad that our cooperation is bearing its first fruits. The course has been set to further develop our expansion strategy."</description>

<description>YOUNIQ AG is further strengthening its position as a leading provider of high-quality student apartments in Germany with the acquisition of two new sites in Bayreuth and Lübeck. From April 2012, a total of 236 student apartments are to be created in Bayreuth, and a total of 187 in Lübeck, entailing a rentable space of around 9,100 m². The 5,800 m² (Bayreuth) and 5,200 m² (Lübeck) land plots are both located directly next to university campuses. YOUNIQ AG is investing around EUR 28 million into the new projects. The company anticipates that the construction and subsequent rentals will be completed by the 2013/14 winter semester. Both projects are to be recognised in profit or loss statement of the fiscal year 2011. Rainer Nonnengässer, CEO of YOUNIQ AG, commented as follows on these new acquisitions: "We have gained two renowned and up-and-coming university locations with Bayreuth and Lübeck. Our growth strategy and focus on our core student housing business have proved correct and groundbreaking. We have achieved our 2011 business targets, having now completed five acquisitions since the capital increase in June. <description>YOUNIQ AG, the leading provider of high-quality student apartments in Germany, has acquired an undeveloped plot of land of around 9,000 m² in Potsdam along with planning permission. A total of 388 new apartments with around 7,760 m² of rentable space are to be created in the Kiepenheuerallee directly next to the campus, entailing EUR 26 million of investment volume. The project is due to be completed and rented prospectively by 2013. The apartments, which comprise 20 m² on average, are fully furnished, and are to be rented on an all-inclusive basis, in other words, including all incidental costs such as Internet and cable connection. Along with its favourable location, the site also stands out due to its direct street tram link to the city centre. YOUNIQ AG is increasing the number of apartments that it manages or is in the process of creating to a total of 2,841 units as a result of this new project in Potsdam.</description>

<description>YOUNIQ AG, one of the leading providers of high quality student apartments in Germany, has sold the "Alte Hauptpost" property in Leipzig to a project company owned by Grand City Hotels GmbH, Berlin. Earnings on the sale of the property that is located on the Augustusplatz in Leipzig were optimised with the sales proceeds exceeding the property's book value of EUR 6.2 million. This particularly serves to help YOUNIQ expand its core "Student Housing" business. The "Alte Hauptpost" property in Leipzig's city centre comprises an un-renovated set of a total of four listed historic buildings. The land area of the property, which was acquired in 2007, stands at around 13,400 m². The buyer of the property is one of Europe's leading hotel management companies with around 100 hotels in Germany, the Netherlands, Belgium, Austria, Cyprus and Spain. Grand City owns more than 13,000 hotel rooms, and receives more than three million guests per year.</description>

The company has acquired a further site in Frankfurt-Riedberg via notarial purchase agreement, with the property totalling an area of around 4,540 square meters. The project "YOUNIQ Riedberg II" will be built around 200 meters from campus and will encompass 254 apartments with a total living space of around 5,600 square meters as well as 85 parking spaces. Construction is due to begin in January 2012. This increases the number of apartments under management or under construction to 2,453 units. In addition to the nearby campus, which is just a short walk away, "YOUNIQ Riedberg II" also boasts ideal transport connections to the city centre, with everyday necessities being satisfied by the shopping centre located opposite the new development. The company plans to continue its successful YOUNIQ concept "Plug + Study" at the site, renting fully furnished apartments on the basis of an all-in rent. The rent, which will start from around EUR 450 / month will include all ancillary costs as well as Internet and cable TV fees.</description>

<description>YOUNIQ AG, one of the leading providers of highquality student accommodation in Germany, has sold two undeveloped construction sections of the planned "Liechtensteiner Gärten" residential development to GRK Holding AG. At the same time, the successful disposal of the construction sections enables the company to discontinue its Project Development segment within one year. The Project Development segment renovates high-quality, listed residential real estate. The listed "Liechtensteiner Gärten" project includes a total of 16 listed multi-family homes that were built in the 1920s, and which are to be comprehensively modernised and refurbished in four construction stages. A total of 120 apartments of varying dimensions, and entailing a total living space of around 8,100 m², are to be created on the area of land located in the southern part of Leipzig. After having already completed the first construction phase in the 2010 financial year, and having transferred it to investors and owner-occupiers, the second construction phase was greenlighted in January of this year. The outstanding III and IV construction phases entailing a total of 42 units will now be realised by project and property development company GRK Holding AG, a Leipzig-based company.</description>
